Baby boomers considering where they'll spend their retirement say in overwhelming numbers that they prefer single-story homes as they live out their retirement years in the suburbs, according to a poll conducted by the National Association of Home Builders.

The poll of Baby Boomer owners and renters identified some distinct preferences:

* "One-third would choose a close-in suburb; another third prefer an outlying suburb; 25 percent desire a rural community; and 9 percent want to live in the center city." * About 4 out of 5 want a single-story ranch home, while the remainder actually prefer a two-story home.

* Most Important Features; Storage Space, Windows that open easily, Main-level master suites (we call them "Owner's Suites in Athens), and fully functional HVAC controls.
